The city of Dehradun has been able to keep its peace and serenity intact but the influence of industrialization and modernization can be easily observed in all spheres of life. More than commercial expansion, residential property has become more popular amongst people. "The reason we have come to apartments is because most of us are retired people and security and safety is first priority," said B N Shukla, a resident. This indicates that Dehradun is a safe city to dwell in and moreover, there are all basic facilities available in here.

The property rates have increased significantly since it became the capital city of Uttaranchal. It has started to attract various national and international companies for business and commercial investments. Dehradun's advancing property trends owe a lot to the educational sector as it has developed itself into a hub for quality education. Both pubic and private sectors are investing to create a better infrastructure keeping the future growth in mind.

However, Dehradun has not been showing immediate effects of industrialization in the property prices but it is expected to gain pace in the coming years. Various builders are showing interest in developing townships in this part of the country.

Property Trends

The skyline of Dehradun has changed with high rise apartments dotting the landscape. The uprising trend started three years ago and has seen various buildings including the Bhagirathi Apartments that came up in the recent past. Even though the price of a flat has gone up from Rs 28 lakh last January to almost double now, the apartments are all sold out.

This is not surprising because this is a clear indication for a city to gain pace towards development. The property prices will rise even more along with the demand.

Property Boom
Almost every intersection in the town-turned-city has signs announcing the construction of a new high-rise. Property agents are confident the trend will continue.

After Dehradun became the capital, there has been a sudden increase in the population of people seeking a home in the city. There is limited open space and apartments seem to be the immediate answer. With more and more people moving to the new state capital, there is no denying that the city's once colonial character has been changed forever.

"They house more people within limited space and they are ideal from a safety point of view," said Ashish Jain, Property Agent.

"There are a lot of checks on the builders and developers coming to Dehradun. Their design standards have to conform to Indian standards and our Indian standards are as refined as anywhere else in the world. On the structural safety account we don't see any problem," said Subarta Biswas, Vice-Chairman, MDDA.
