order to reduce the congestion in the main Hyderabad city and to encourage the
development in the suburbs, government has identified some areas. The areas
that enjoy ample support from government for residential projects are primarily
Medchal, Serilingampalli (CDA), Javahar Nagar, Ghatkesar and Shamshabad. Numerous
big and medium integrated townships are under construction in these and other
prospective areas.
Hyderabad is also witnessing a spurt in the premium residential apartments &
gated communities. Moreover, residential development in Hyderabad is also
taking place in the northwest and southward directions.

There
is an upswing in the capital and rentals of industrial property. The trend
is remarkable and is sure to stay. The upward trend is supported by
concerned government to establish various industries in Hyderabad. The
proactive state government regime to improve and develop urban
infrastructure has led increased rate in the industrial property.
The huge untapped industrial potential in Hyderabad is now in limelight and
consistent efforts are made to promote industrialization in the city. As a
result, the industrial property value of the city has shown an upward trend.

With
the sustained upsurge in the IT and ITES industry in Hyderabad, numerous
commercial office have been established in the city and many more are in the
pipeline. Close to Hi Tech city, in the western suburbs there is intense
real estate activity. A plethora of plotted layout schemes for commercial
property can also be witnessed in the southern part of the city.
The growth in leisure, entertainment and retail industry has also
contributed in the hike in the commercial property value. The city will have
IT parks and townships supported by Andhra Pradesh Industrial Infrastructure
Corporation (APPIIC) and Andhra Pradesh Housing Board (APHB). It is also
expected that the office market of Hyderabad will continue its prolific
growth at a healthy pace.
